Why Repairs BoQs Are Hard to Price

A BoQ for repairs and refurbishment usually reads like a checklist — "Cleaning and washing", "Treat dampness and algae", "Replace defective electrical fittings" — with a "Sum" where the quantity should be. The extent of the work depends on the condition of the building, which the estimator has to judge on site.

This calculator breaks each kind of line into the parts a contractor pays for and asks for the extents you measured: how many square metres of wall, how many sockets and switches, how many doors, how much ceiling. Every quantity and every rate stays editable.

The Nine Groups

1. Cleaning and washing — materials and labour per square metre of surface.

2. Dampness and algae treatment — scrubbing back the affected surface and treating it with an anti-fungal solution and sealer.

3. Floor washing and polishing — washing and machine polishing, each its own line so you can leave one out.

4. Doors and ironmongery — replacement doors at the door rates, ironmongery sets, sandblasting old steel doors, and priming and painting.

5. Electrical fittings — sockets, switches, light fittings, external lights and distribution boards replaced, by number, at the electrical accessory rates.

6. Armstrong ceiling — removing the old ceiling, the suspended grid, and 600 × 600 mineral-fibre tiles with an allowance for cutting waste.

7. Walls — scraping and preparing, a skim coat, primer, and emulsion paint at the Painting Calculator's rates and coverage.

8. Drainage and concrete repairs — allowance lines. Type the figure you want to carry.

9. Other remedial work — the provisional lines at the end of a repairs BoQ. Enter a fixed allowance or a percentage of the other lines.

Pricing One BoQ Line at a Time

Each BoQ line is normally about one or two of the groups, so the calculator lets you switch groups on and off. Inside the BoQ import, choose "Price with a calculator" on the line and the wording switches on the matching group for you: a line about skimcoating and painting walls opens with just the walls group, a line about replacing electrical fittings with just the electrical group.
