Why Removal Is Priced Differently

A BoQ line such as "Carefully remove/dismantle existing roofing sheets and cladding … to be carted away from site" has no material to buy. What you are pricing is time, safety and disposal: how many days a gang needs, what working at height requires, and what it costs to get the debris off site.

That is why this calculator starts from the gang. It turns the area of sheeting and the output per gang per day into gang-days, then adds the rest as separate, editable lines.

The Groups

1. Roof sheeting and cladding removal — the gang-days to unfix and lower the sheets.

2. Purlins, cleats and steel members — dismantling the purlins (their length comes from the roof area and the purlin spacing), cutting or unbolting gusset plates, and cutting equipment and consumables.

3. Gutters and rainwater goods — removal by the metre, at a slower output for heavy parapet gutters.

4. Block walls and partitions — breaking out by the m², with the rubble counted in the loads to cart away.

5. Concrete, slabs and foundations — breaking out by the m³, with breaker or compressor hire for each gang-day.

6. Ceilings — removing POP or board ceilings by the m².

7. Doors, windows and frames — removal by number.

8. Access, cranage and safety — edge protection and staging, a crane or hoist for heavy items, and fall-arrest sets for the gang. It comes on automatically with roof and gutter removal, because that is work at height.

9. Cart away and disposal — truck trips and dump fees, with the number of loads worked out from the quantities unless you enter your own.

10. Salvage credit — the scrap value of recovered steel, off by default because it may not be yours to keep.

Other removal work — for anything not listed, add an item with a quantity, a unit and how much a gang removes per day. The labour is worked out from the same gang, so it stays consistent when you change the gang size or rates.

Using It From a BoQ Line

In the BoQ import, choose "Price with a calculator" on a removal line. The wording switches on the matching groups, and a stated quantity such as "approx. 3,136m²", "60m long", "12m³" or "8 nr doors" is filled in for you. Access and safety come with any roof or gutter removal, because the work is at height.

Outputs, gang size and truck loads are starting guesses, and several rates have not been updated recently. Replace them with your own figures.
