Ask people who have built a house what they would do differently and a surprising number mention water: a flat roof that stains the ceiling every rainy season, a bathroom wall that will not stop flaking, ground-floor walls that turn powdery and blistered at skirting height. What makes these problems so frustrating is that they are almost all cheap to prevent while the building is going up and expensive to cure once it is finished. A damp-proof course costs a small fraction of the price of stripping, drying and re-plastering a wall.
This guide explains how water actually gets into a Nigerian house, where each layer of protection goes — damp-proof course (DPC), damp-proof membrane (DPM), roof waterproofing and wet-area tanking — and what it costs, using indicative rates from our own material price tables. It is a planning guide, not a design: your structural engineer and architect decide the specification for your building.
How Water Gets Into a Building
It helps to separate the mechanisms, because each has a different cure.
- Rising damp. Sandcrete blocks, mortar and concrete are porous. Moisture in the ground is drawn upward through their tiny pores by capillary action, which is why damp typically shows as a tide-line on the lower part of ground-floor walls (Structville). The fix is a physical barrier — the DPC in walls and the DPM under floors.
- Penetrating damp. Rain driven against external walls, through cracked render, poorly detailed window openings or a failed roof covering. The fix is good detailing, sound render and paint, and a roof that sheds water properly.
- Leaks from flat roofs and wet areas. Water that ponds on a flat roof or seeps through a shower floor will find any weakness. The fix is falls (slopes) that drain, plus a continuous waterproof membrane.
- Plumbing and condensation. Leaking joints and unventilated rooms cause damp too, but they are maintenance and ventilation issues rather than construction layers.
The Damp-Proof Course (DPC): Your First Line of Defence
A DPC is a horizontal barrier built into the wall mortar to stop moisture rising from the foundation into the blockwork above. Materials in use worldwide include bituminous felt, mastic asphalt, polythene, slate bedded in cement mortar, engineering bricks and chemical injection; a polythene DPC is a common choice on residential jobs and is the one priced in our rate library.
The rules of thumb that matter:
- Height. For external walls the DPC should sit a minimum of 150mm above the adjoining ground level, so that splashing rain and raised soil cannot bridge over it.
- Continuity. The DPC must run the full length of every wall — including internal walls that sit on the ground-floor slab — without gaps at corners, doorways or junctions.
- Connection to the DPM. The DPC must join up with the damp-proof membrane in the floor so that there is no route for moisture around either.
- Above it, everything is blockwork; below it, everything is foundation. That is why our BOQ library describes blockwork as "above DPC" — the DPC is the dividing line between substructure and superstructure items.
In our rate library a 300mm polythene DPC is priced at roughly ₦1,500 per metre run. Because walls are long but the DPC is narrow, the total cost is small compared with almost every other line in the substructure.
The Damp-Proof Membrane (DPM) Under Your Ground Floor
Where the DPC deals with walls, the DPM deals with floors. It is a continuous sheet — usually high-density polythene — laid beneath the ground-floor slab so that moisture cannot rise through the concrete. A few details make the difference between a membrane that works and one that only exists on the BOQ:
- Thickness. A minimum of 1200 gauge (300 micrometres) is recommended in the guidance we reviewed. You will often see 1000 gauge (250 micron) sold as standard, which is common and better than nothing, but specify the heavier grade if your engineer allows it — the price difference is small.
- Laps. Overlaps of at least 150mm, preferably 300mm, at the edges of each sheet, with joints taped or sealed.
- Protection. Lay the sheet over a smooth, compacted, blinded surface with no sharp granite or stones that can puncture it, and do not let workers walk on it with wheelbarrows before the concrete goes down.
- Continuity with the DPC. Turn the sheet up at the edges so it meets the DPC in the wall.

A Worked Example: Substructure Protection for a 3-Bedroom Bungalow
Suppose a 3-bedroom bungalow has roughly 100 metres of wall at DPC level (external and internal) and a ground-floor slab of 110 m². Using the indicative rates above:

That is roughly a quarter of a million naira to protect the whole ground floor from rising moisture. Set it against the alternative: once the walls are plastered, painted and tiled, curing rising damp means opening up finishes and either injecting a chemical DPC or rebuilding sections of wall — work that is disruptive and priced by the contractor, not by a rate table. These figures are indicative rates for planning; confirm current prices with your supplier.
Flat Roofs: Falls, Screed and Membrane
Many Nigerian houses now have concrete flat roofs — for a roof terrace, a solar array, a water tank platform or simply a modern look. A flat roof is a good design only if it is genuinely waterproof, and that depends on three things.
- Falls. A "flat" roof must slope slightly so water runs to the outlets. UK standard BS 6229 sets a minimum finished fall of 1:80 (12.5mm per metre); designers commonly specify 1:40 so that after deflection and screed tolerances the finished fall still reaches 1:80. Achieving falls usually means laying a tapered cement screed over the structural slab.
- A continuous membrane. Bituminous or liquid-applied membranes are laid over the screed and must be continuous, with no gaps at the edges, outlets or pipe penetrations.
- Upstands. Where the roof meets a parapet or wall, the membrane is turned up the wall — best-practice guidance calls for upstands of around 170mm or more — with a fillet at the corner so the membrane is not stressed at a sharp angle. Cover the top edge with a flashing or coping so water cannot run behind it.
Cost-wise, our rate tables carry cement screed at about ₦4,000 per m² and a waterproofing membrane at about ₦4,500 per m² (materials only, before installation labour). For an 8m × 10m flat roof (80 m²), that is ₦320,000 for screed plus ₦360,000 for membrane — about ₦680,000 in materials. Bathrooms and Wet Areas
A shower floor is the most abused waterproof surface in the house, and tiles alone are not waterproof — grout lines and joints let water through to the screed and slab. Good practice, drawn from UK guidance based on BS 5385, is:
- Lay floors to a fall of between 1:50 and 1:80 towards the drain, with a minimum of about 12mm fall.
- Apply a liquid waterproofing membrane in at least two coats, reaching a combined dry film thickness of around 1mm.
- Use reinforcing tape at internal corners, floor-to-wall junctions, pipe penetrations and drain surrounds before the membrane goes on.
- Carry the waterproofing up the walls in the shower zone, not just across the floor.
- Do the water test: block the drain, flood the floor to a few centimetres and check the ceiling below after 24 hours before you tile.
Rushing the preparation — laying membrane on a damp or dusty substrate — is one of the most common reasons for blistering and delamination within the first year.
External Walls: Render, Paint and Detailing
Penetrating damp is largely a finishing problem. A dense, well-cured cement render coat, full-coverage weather-resistant exterior paint and details that shed water all reduce how much rain your walls absorb. Look at the weak points: window sills should slope outward and have a drip groove underneath, parapets need a coping, and cracks should be filled and primed before painting. Common Mistakes to Avoid
- Leaving the DPC out to save money. The saving is a few hundred thousand naira at most; the repair bill is higher and arrives just when you thought the project was done.
- Setting the DPC too low. Landscaping, aprons and later paving raise ground levels. Keep the 150mm margin after all external works are done.
- Bridging the DPC. Render that runs down over the DPC, or soil and rubble piled against the wall, gives moisture a path around it.
- Puncturing the DPM. Sharp stones under the sheet and wheelbarrow traffic over it are the usual culprits.
- No falls on a flat roof. A roof that is truly flat holds water, and standing water finds every pinhole.
- Waterproofing after tiling. The membrane goes under the tile bed, never on top of it.
- No testing. A 24-hour flood test costs nothing and catches leaks before they are hidden behind finishes.
How to Put It in Your BOQ

Frequently Asked Questions
Do I really need a DPC in a Nigerian house?
Yes. Sandcrete blockwork and concrete are porous, and wherever the ground is damp — which, in much of Nigeria, means for months every year — moisture will rise into the walls without a barrier. The DPC is one of the cheapest components in the whole building relative to the damage it prevents.
How high should the DPC be above the ground?
At least 150mm above the adjoining external ground level. Check the level after landscaping and paving are complete, because raising the ground later can bridge a DPC that was correctly placed originally.
Can I add a DPC after the house is built?
Yes, but it is remedial work. The usual method is injecting a chemical DPC into the wall, which a specialist contractor prices per metre of wall; the affected plaster then has to be removed, allowed to dry and replaced. It is far cheaper and more reliable to build the DPC in as the blockwork starts.
Is waterproofing paint enough for a flat roof?
Generally not. A flat roof needs falls, a continuous membrane, upstands at every edge and working drains. A coat of paint may help temporarily on a small, sound surface, but it is not a substitute for a proper membrane system.
What is the difference between a DPC and a DPM?
A DPC is a narrow strip built into the wall mortar to stop moisture rising through the walls; a DPM is a wide sheet laid under or within the floor slab to stop moisture rising through the floor. They must join up so that the building sits inside one continuous barrier.
How long does roof waterproofing last?
It depends on the system, the quality of installation and how well the roof is maintained. Whatever the product, keep outlets clear, inspect the membrane and flashings after the rainy season, and repair small defects early — most membrane failures begin at a detail, not in the middle of the sheet.
