Nigeria's urban water supply infrastructure has historically been unreliable — decades of underinvestment mean that public water supply (PHCN water or state water boards) in most Nigerian cities delivers water intermittently at best and not at all at worst. A 2023 survey of Lagos residents found that fewer than 30% received any piped water to their homes from the public network; in other major cities the figures are similarly low.

As a result, virtually every Nigerian household that can afford it has invested in some combination of private water storage and private supply — overhead water tanks (usually fed from a borehole or tanker delivery), underground storage cisterns, and submersible pumps have become standard fixtures of Nigerian residential construction rather than optional extras. Getting the sizing right is therefore not an academic exercise but a practical necessity for comfortable habitation.

Under-sizing your tank is the most common mistake — families routinely run out of water during extended public supply outages or when a borehole pump fails for maintenance. Over-sizing carries a lesser but still real cost: too large a tank means water sits stagnant for extended periods, increasing the risk of bacterial growth (particularly Legionella and coliform bacteria), and the capital cost of the tank and stand is wasted. The right tank size balances storage security against water quality and cost.

The Nigerian building practice is to size overhead tanks for 2–3 days of demand with no supply replenishment — this is the typical outage duration during planned maintenance or pump failure. Properties in areas with very unreliable supply (such as parts of inner Lagos, Ibadan, or Kano) where water may not be available for 4–7 days at a time should size for 4–5 days' demand. Properties with boreholes can size more conservatively — 1–2 days' storage is sufficient since the borehole pump provides an independent and more reliable supply source.

Overhead vs Underground Tanks: Pros and Cons

The choice between an overhead (elevated) tank and an underground (below-grade) tank is one of the most important decisions in a Nigerian building's water system design. Each approach has distinct advantages and limitations, and many large buildings use both in combination.

Overhead polyethylene tanks on a steel stand are by far the most common solution in Nigerian homes. Their advantages include: gravity feed eliminates the need for a pump to deliver water to fixtures (though a booster pump may still be needed for upper floors of multi-storey buildings); installation is straightforward and the tank can be replaced without civil works; polyethylene does not corrode or contribute metallic contamination to water; and they are available in standard sizes from all major builders merchants. Disadvantages include: the steel stand requires periodic anti-corrosion maintenance (painting or galvanisation); they are aesthetically obtrusive on the roof; in extreme events (earthquake, structural failure) the weight and height of a large full tank poses a safety risk; and very large capacities (above 10,000L) become impractical for overhead installation.

Underground concrete tanks are better suited to very large storage requirements (above 10,000L), properties where aesthetics are important (executive homes, hotels), and situations where the overhead structural load is a concern. A concrete underground tank must be designed by a structural engineer to resist earth pressure and water pressure from both inside and outside. The concrete must be waterproofed with a high-quality crystalline waterproofing agent (Kryton, Xypex, or similar) to prevent ingress of groundwater and leakage of stored water. Borehole drilling costs in Nigeria (2026): A typical residential borehole drilled to 100–150 metres depth costs ₦800,000–₦2,500,000 depending on location (hard rock areas like Abuja are more expensive than sedimentary areas like Lagos), drilling contractor, and casing specification. This includes drilling, PVC casing, slotted screen, gravel pack, and well development. The submersible pump (₦120,000–₦200,000), control panel, rising main pipes, and electrical connections add another ₦200,000–₦400,000. Total investment: ₦1,000,000–₦2,900,000. Public water supply costs: Where available, state water board tariffs are heavily subsidised — monthly bills in Lagos, for example, run to ₦2,000–₦15,000 per month for domestic users, making it very cheap on a per-litre basis. The problem, of course, is availability. Many households paying public water bills receive no water at all and still need a borehole. How to spot fake or substandard tanks: Tap the side of the tank firmly — a genuine food-grade HDPE tank has a distinctive dull thud and feels uniformly rigid. A thin, non-compliant tank sounds hollow and may flex visibly. Check for: the brand name embossed (not just printed or stickered) into the tank body; the NAFDAC registration number on the tank (for tanks marketed for potable water storage); a wall thickness that feels substantial — at least 6–8mm for a 5,000L tank; and a certificate of food-grade material that the retailer should be able to produce on request. Avoid tanks with no brand identification, inconsistent wall thickness, or suspiciously low prices that undercut the known brand market by more than 20%.

Water Quality and Filtration Options for Nigerian Homes

Water quality in Nigerian homes is a significant public health concern. Beyond the well-documented problems with public water supply infrastructure, privately sourced water from boreholes and tankers carries its own quality risks.
