Why "Cost Per Room" Is a Useful Way to Think About Building in Nigeria
Most building cost guides quote totals for full houses, which can feel abstract when you are trying to plan a phased build or understand where your budget is actually going. Breaking costs down room by room gives you a more practical lens — it helps you phase your construction intelligently, decide where to upgrade and where to economise, and understand why your contractor's bill looks the way it does.
In this guide we break down the cost of building and finishing each type of room in a Nigerian residential property, based on 2025 material and labour rates. Costs are given for three specification levels: economy, standard, and quality/luxury.
How to Read These Numbers
The costs below cover construction and finishing for each room type — meaning the structural walls, ceiling, floor, electrical fittings, and all finishes relevant to that room. They do not include the foundation or roof (which are shared across the whole building and are better costed at whole-building level).
These are Lagos/Abuja standard rates. Reduce by 15–25% for Ibadan, Enugu, Kano, and other secondary cities.

Master Bedroom with En-Suite (~20 sqm bedroom + 5 sqm bathroom)
The master suite is where most owner-occupiers spend disproportionately more — and rightly so. It is the room they use every day.

Bathroom / Toilet Cost (~4–6 sqm)
The bathroom is the most cost-intensive room per square metre in any Nigerian home. It concentrates plumbing, wall tiling, floor tiling, specialist fittings, and waterproofing into a small area.
