What's inside the workbook

Dimensions sheet

A traditional dimension sheet: pick the item, enter times, length, width and depth. Quantities square themselves, and negative times deduct openings.

Bill sheet

Every item grouped into NIQS BESMM4 elemental bills with work-section codes. Quantities total themselves from the Dimensions sheet and are priced from Rates.

Summary sheet

A Main Summary in BESMM4 order: preliminaries, measured works by group, risks, provisional sums, overheads and profit, VAT and the total.

Rates sheet

Current market unit rates for the city you choose, plus a "My rate" column. Type your own price and the Bill uses it automatically.

How to use it

  1. Choose your city and download. Market rates for that city are filled in.
  2. On Dimensions, pick each item from the drop-down and enter times and dimensions from your drawings. Use a negative times figure to deduct openings.
  3. The Bill totals each item and prices it. Each elemental bill is carried to the Summary.
  4. Put your own prices in the yellow My rate column on Rates if you have them.
  5. On Summary, add preliminaries, risks, provisional sums, overheads and profit, and VAT.

Not certified or endorsed by NIQS. Codes are shown in full only where we checked them against the BESMM4 tables. For tenders, loans or contracts, have a registered quantity surveyor review the bill.

Frequently asked questions

Is the BESMM4 take-off template really free?

Yes. You only need a free account on nigeriabuildingcost.ng to download it. There is no payment and no trial — the Excel file is yours to keep and reuse.

Does the template follow NIQS BESMM4?

Items are arranged in BESMM4 elemental bills (Substructure, Frame, Upper Floors, Roof, Walls, Windows, Doors, Finishes, Services, External Works) with a Main Summary in BESMM4 order. Full work-section codes are shown where we checked them against the BESMM4 classification tables; otherwise the section number alone is shown. The template is not certified by NIQS — have a registered quantity surveyor check bills used for tenders, loans or contracts.

Which rates are in the template?

Our current market unit rates for the city you choose (11 Nigerian cities), as complete rates including materials and labour. If you have saved your own rates in My Rates they are filled into the "My rate" column, and you can type your own prices there at any time.

Will it work in Google Sheets or LibreOffice?

Yes. It uses ordinary formulas (SUMIF, INDEX/MATCH, IF) and a drop-down list, which work in Microsoft Excel, Google Sheets and LibreOffice Calc.

Is there a faster way than measuring by hand?

Yes. Drawing Take-off lets you measure straight on your PDF drawing with scale and snapping, then download a priced BESMM4 bill. The template is for people who prefer the traditional dimension-paper method or need an offline file.
